Waterproofing a Basement

Basement flooding or basement leaks are all too common problems. However, finding the cause, or causes, and resolving water issues are vital if you are to avoid even bigger problems in the future.
Even a well-built, properly waterproofed basement can develop leaks over time as a building settles and shifts. Landscaping and hardscape changes could also contribute to water finding its way into your basement. Failing gutters could actually be directing water toward your home, allowing it to pool and seep in near the foundation.

Correcting Water Seepage

The first step to correct a water seepage problem is to assess the outside of your home. The best time to do this is during or right after a rainfall. Look for areas where water is pooling. Determine why water might be accumulating by your foundation. Such reasons may include: improper grading - the ground is sloping toward the home, sidewalks settling, poorly functioning or damaged downspouts and gutters. Rectifying these problems will lessen the amount of surface water that enters near your foundation.

Sometimes the only way to lastingly fix foundation issues is to have professional contractors dig up the foundation, administer the needed waterproofing materials to the exterior foundation walls and revamp the foundation drainage.
Window wells need to be tied into the drainage system. Down spouts can either be tied into the weeping tile or directed away from the home where water can safely run off.

Basement Condensation

Sometimes moisture is a result of condensation and not water seepage. It may be that you only occasionally notice moisture on a wall in your basement. A quick way to test for condensation is to tape a large plastic sheet to the basement foundation wall in question. Make sure that all four sides are taped securely and sealed. If, after a few days, the water appears on the room side of the plastic the moisture is from a condensation problem. If, however, moisture forms between the wall and the plastic you have a leak on your hands. Alternately this test can be done with a 2 ft long piece of aluminum foil.

Correcting Condensation

If your damp basement problem is caused by condensation, the first step is to insulate cold surfaces, such as air-conditioning ducts and cold water pipes. The second step is to install a dehumidifier. Next, ensure your clothes dryer is vented outdoors. Extra moisture could also come from undervented bathrooms and kitchens. Add or upgrade exhaust fans in these rooms to properly vent them.
